Net Operating Income (NOI):  Income before you pay debt service (loan payment)

                                                     Rental Income (less vacancy rate) - Operating Expenses

Capitalization Rate (Cap Rate):  Rate of return the cash from your business is generating

                                                         NOI / Purchase Price

                                                            improvements

Net Income:  Income after operating expenses and debt service is paid
